Safety & Security
We confirm proper operation of the security system and verify fire, smoke, and carbon monoxide detectors are active. The home is also checked for signs of unauthorized entry, disturbance, or vandalism.

Climate & Environmental Controls
Thermostats and humidity settings are reviewed to ensure appropriate environmental conditions. A hydrometer is used to take and record humidity levels inside the home. HVAC systems and air filters are visually assessed to support proper airflow and performance.

Plumbing & Water Systems
Fixtures are exercised by running water in sinks, showers, and tubs to prevent stagnation and confirm function. Toilets are flushed and disposal units operated. We check for visible leaks, review the water heater settings, and observe accessible plumbing connections beneath fixtures in each water zone of the home.

Electrical Systems
Interior lighting, ceiling fans, and GFI outlets are tested. The breaker panel is visually inspected to confirm normal status and identify irregularities.

Appliances & Utility Areas
Kitchen appliances, including refrigerator, freezer, dishwasher, and disposal, are checked for operation. Laundry and utility areas are checked, including washer and dryer condition.

Windows, Doors & Interior Condition
Accessible windows and doors are checked for secure closure and proper operation. We also observe for signs of pest activity or interior environmental concerns.

Security & Access Points
Entry doors, windows, garage doors, and gates are observed for proper closure and signs of tampering, disturbance, or vandalism. Exterior lighting is checked for operation to help maintain a secure presence.

Perimeter & General Appearance
Mail, flyers, and accumulated materials are removed from visible areas. Grounds, walkways, and planting beds are reviewed for debris, weeds, or irregular conditions that could indicate maintenance or drainage concerns.

Structural & Storm Exposure
The home’s exterior, including siding, trim, roofline (from ground level), and gutters, are visually observed for noticeable changes such as displacement, damage, or storm-related impact.

Drainage & Water Management
We monitor grading, downspout areas, and visible drainage paths for standing water, erosion, or moisture accumulation that could affect the structure.

Pool & Outdoor Features
Pools, spas, enclosures, and surrounding deck areas are checked for water level consistency, equipment indicators, and general condition.

Landscape & Irrigation Indicators
Overall landscaping condition is observed for plant stress, overgrowth, or signs of irrigation malfunction common in seasonal properties.

Pest & Environmental Activity
The exterior is reviewed for visible insect or pest activity, nesting, or intrusion points that may require service attention.

Utilities & Mechanical Components
Exterior HVAC components, meters, hose bibs, and accessible utility equipment are visually assessed for irregularities, leaks, or obvious operational concerns.

We wear protective shoe covers before entering your home to reduce transfer of sand, moisture, lawn treatments, and debris, preserving flooring, finishes, and cleanliness visit after visit.
